CANCELLATIONS & REFUNDS
The Gulf Coast of Florida's most guest-friendly Reservation Policy. Only the first night's rent is required to make a reservation. However, reservations can't be cancelled within 30 days of your planned stay. No refunds. Should you need to change your dates, you can reschedule your reservation with no penalty as long as the change is processed at least 14-days in advance of your stay. The balance amount of your stay will be charged to your card 5-days before your arrival date.

CHECK IN & CHECK OUT
Regular check-in is 3 p.m. Please do not attempt to check in early unless previous arrangements have been made. Early check-ins are rare, however we will make every effort if a specific request is made. After 9 p.m. your check-in welcome package (including key code and map to your rental) will be provided by your designated rental manager, concierge or rental office for pick up. Check-out time is 11 a.m. You will be expected to place dishes in the dishwasher, trash in the receptacle, and then make sure the rental is secure before departing.

OCCUPANCY & HOUSEKEEPING
Please limit occupancy to the rental maximum and adhere to pet and smoking preferences of the rental. In the event of damages or extra cleaning requirements, additional charges may be applied. Linens and towels are provided along with basic kitchenware and utensils. A starter supply of soap, dishwashing detergent, toilet paper, trash bags, and paper towels will be provided. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. Please review the rental binder and abide by hot tub procedures, rules, and precautions.

AMENITIES
We will do everything we can to make sure your rental is ready for your stay. It is our mission to provide you the cleanest rental in the Gulf Coast of Florida so that you will become a guest for a lifetime. However, there are rare occasions that your rental might not be fully presentable by 3 p.m. or when your hot tub won't be warm until later in the evening. In addition, from time to time, appliances, hot tubs, satellite TV, water, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues that may be beyond our control, we will respond as quickly as we can to make repairs and restore amenities. On rare occasions, rental investment properties are sold and management responsibilities transferred. Under these, and similar circumstances, reservations may be moved to a similar property.

PAYMENTS
One night's rent with a major credit card required to confirm a reservation. The remaining balance of your stay will be charged to your credit card five-days before your arrival date.

FEES
All Hot Tubs are drained, cleaned and refilled after every checkout in accordance with State & Local Health Dept. Policies. Because of this, an additional charge of $18.00 will be added to your reservation.
